Seasonal Home Helpful Hints
What makes a home a seasonal home. Can you use it year round. Do you need to. Afterall that Getaway Cabin on Golden Pond or any river or lake may be just the perfect place to escape. More and more people are wanting to spend more time in these homes and converting to use year round.
There are many factors that determine a home to be seasonal. It needs to have 1) Heat, 2)Insulation 3)Water 4)Septic
To build a house these days you need to have 2x6 construction and very high R-Value insulation and double insulated windows.
There are a lot of options for heat
1) Heat, many types from Rinnaii wall heaters to electric baseboards
2) Insulation,
3) Water - if municipal is it shut off in the winter. Lake water is not uncommon on waterfront properties but is not considered potable though there is Ultraviole Inline systems that can transform lake water into potable water
Well I found out the hard way in my first house when i moved in January of 2001. I didn't know anything about real estate. But I do remember how cold I was. Single paned windows, no insulation, a heater that is normally used in a garage that would dim the lights when it turned on. Over time I renovated it to be warmer, with real heat insulation and double insulated windows.
Now it is a wonderful cabin. took many years to do.
