26 Spruce Round RoadNewfield, ME 04095Price: $795,000

Welcome to 26 Spruce Round Road on the shores of Balch Lake! With 95' of privately owned waterfront, a private boat launch and a beautiful west facing setting, this three bedroom YEAR ROUND house combines classic Maine lake living with significant recent improvements. This property has been thoughtfully upgraded with a new drilled well installed in June 2026, a new 1,000 gallon concrete septic system installed in 2023, a new aluminum dock system and a Generac 22kW whole house generator! Extensive tree removal has opened up the property and waterfront, creating an even better connection between the home and the lake. Inside, the cottage retains the warmth and character that make a lake home special, with natural woodwork, abundant natural light and water views. Improvements include new flooring, an updated bathroom with a new vanity, new lighting throughout the entire house and more. Electric heat in every room allows for individual temperature control, while an additional propane heater provides another heat source for comfortable year round use. Outside is where this property truly shines. Launch your boat directly from your own private boat ramp, spend the day from the new aluminum dock system, or gather along the level waterfront as the sun sets over the lake. Additional improvements: new Quonset hut with lighting and electricity, two hard piped propane grill lines with quick connects and three owned propane tanks serving the whole house generator. Located within the desirable Shady Nook Association, owners and their guests also enjoy access to six association beaches, tennis, community activities and gatherings, and year round road maintenance. With the nearby sandbar and access to all that Balch Lake has to provide, 26 Spruce Round is ready for its next chapter. Note that waterfront photos were taken during the seasonal lake drawdown. Water levels shown in the photographs are not representative of typical summer water levels. Open house 10/24 11am-1pm!
