Own a home for less than it costs to rent! Attention, first time home buyers and investors. Welcome to 18 Water St in Guilford Maine, a spacious and affordable mixed use home. The 3500 square footage and layout would allow someone to use this space as a large single family home or to use the 1st floor as a business and live in the 3+ bedroom space above. An investor can convert this structure into up to 6 units, 3 on each floor. The 2nd floor offers a 3+ bedroom 1 bathroom residence that can be used a residence, office or rental unit. With multiple living rooms and plenty of egress, the space can be used as more than 3 bedrooms, if need be. The 1st floor has a half bath and is otherwise a gutted space, a blank canvas, with some industrial kitchen equipment from its past life. The home has been used exclusively as a residence exclusively for the past 6 years and has been thoughtfully updated throughout. New R-19 insulation to be installed in the commercial space prior to closing. Whether you want a large comfortable and affordable home or a lucrative investment property with the ability to live above the business, or if you're a first time home buyer, don't miss this rare find.
