111 State Highway 3 (Route 3)Bar Harbor, ME 04609Sale Price: $482,000

This classic Bar Harbor New Englander enjoys a mature landscape and forest setting that is mere minutes on foot or by car to the amenities of Hulls Cove, Acadia National Park & downtown Bar Harbor. With character to spare, the home's rooms ramble on in a quintessential way for the period of construction. Town records state 1870, but likely the home was built later than that. Each room is well defined and geared for a specific purpose. Entering into the kitchen, there is charming original cabinetry, some glass fronted, and an adorable breakfast nook with windows on 3 sides. The kitchen space has a layout that lends itself to easily imagining a refreshed design and will be a remodel project for most new owners. The formal dining room offers freshly refinished original wood floors. In the living room, natural lighting flows in through 5 windows, with refinished original wood floors, built-in shelving, a chimney, hearth & mantle for stove placement and access to a sweet covered porch overlooking the backyard. The parlor offers additional 1st floor living space and also a full bathroom. Before heading upstairs, you can head out to the front covered porch, one that is quite spacious, green screened from Rt. 3, and will lend itself to being a favorite spot for seasonal social gathering & dining. Upstairs, there are 3 bedrooms and a full bathroom. 1 of the 3 bedrooms boasts refinished original wood floors, while the other 2 await their return to glory. Antique delights include clawfoot tub, original wood doors & hardware, poured glass windows & handsome staircase elements. The property is serviced by town water & sewer, which gives great potential for the 2 story garage to be finished off as an additional dwelling. Further appealing features include paved driveway, fully pre-inspected & tested, Spectrum internet and a highly usable .61 acre lot with ample lawn & many established plantings & apple trees.
